The rules just got harder for part-time landlords

As of July 1, 2026, Virginia changed the Residential Landlord and Tenant Act. If your lease forms, notice templates, and payment systems aren’t updated, the exposure is yours โ€” and it can flow to the owners who trusted you.

14 days, not 5

Nonpayment-of-rent notices now require 14 days before you can pursue eviction. An old-timeline notice can create a defect in your filing.

Mandatory payment methods

You must accept rent and deposits by check and money order, provide written receipts, and offer at least one fee-free payment option.

Fees capped

Payment processing fees are now capped at your actual third-party cost โ€” not a number of your choosing.
